Lemuel & Minerva Nichols' Heirs to Mary Nichols - 20 Acres

On 6 Mar 1926, the remainder of Lemuel and Minerva Nichols' children deeded 20 acres of their parents' estate to their sister Mary Nichols as described below. They are all named in the first paragraph of the deed.

This Deed of Conveyance made and entered into this the 6th day of March 1926 by and between C. W. Nichols and Clare Nichols, his wife, of Bullitt County Ky., Alma Pendleton and John Pendleton, her husband, of Louisville, Ky., Gladys Samuels and Alex Samuels her husband, of Louisville, Cora Ridgway and Elmer Ridgway her husband of Bullitt County Ky., and Roberta Skinner and Ambrose Skinner her husband, of Bullitt County Ky., and W. B. Nichols and Minnie Nichols hie wife, of Bullitt County Ky., parties of the first part and Mary Nichols of Louisville Ky., party of the second part,

WITNESSETH: That for and in consideration of the sum of One Dollar ($1.00) cash in hand paid to each of the first parties and other good and valuable considerations paid, the receipt of all of which is hereby acknowledged, the first parties do hereby sell grant and convey unto the second party, in fee simple, their entire undivided interest in and to the following described tract of land lying and being in Bullitt County Kentucky and bounded as follows:

Beginning of a stone the northwest corner to the one acre tract conveyed to W. B. Nichols by deed dated October 29th 1910 and recorded in Deed Book 42 page 569 in the Bullitt County Court Clerk's Office - thence with the line of said one acre tract S 65 1/4° E 310 feet - thence S 27 1/4° W 144 feet to a line common to the Nichols and Roberta Arnold - thence with said line S 45 3/4° E 503 feet to a stake corner to Arnold - thence with another of Arnold's lines N 32 1/4° E 735 feet to a stake - thence N 65 3/4° W 2075 feet to a stake in a line common to Thos A. Skinner and the Nichols' tract of land - thence with Skinner's line 45 3/4° E 677 feet to a beech stump corner to Skinner - thence S 76 1/2° W 195 feet to stake - thence S 18 1/2° W 267 feet to a stake - thence S 86° E 719 feet to the beginning containing Twenty (20) acres - Being a part of 65 acre tract and and 85 acre tract conveyed to Minerva Samuels (later Minerva Nichols) by a deed dated August 22nd, 1863 and recorded in Deed Book P. pages 275-276-277 and 278 Bullitt County Court Clerk's office and is also a part of a tract of land left by the estate of Minerva J. Nichols and L. W. Nichols by her husband both of whom died intestate in Bullitt County Kentucky - Title to the within described tract is derived by the first parties by virtue of the said C. W. Nichols, Alma Pendleton, Gladys Samuels, Cora Ridevay, Roberta Skinner, W. B. Nicbols and Mary Nichols are the only children and heirs at law of the said Minerva Nichols (formerly Minerva J. Samuels) and L. W. Nichols her husband afore mentioned.

To have and to hold the same together with all the appurtenances thereunto belonging unto the party of the second part her heirs and assigns forever. And the first parties further covenant that they are lawfully seized in fee simple of the property hereby conveyed and have full power and legal right to convey same; that same is free from all liens, taxes and encumbrances, and that they will warrant the title to the property hereby conveyed to the second party and her heirs and assigns forever.

It is the purpose of this deed to convey to the second party the tract described herein, as her entire share of the estate of the said Minerva J. Nichols and L. W. Nichols her husband, and the same is hereby accepted by the second party as her share of said estate and in consideration whereof; the second party releases to the remaining heirs of tho said estate all rights, titles and interests in and to the remaining part of said estate.

Minerva J. Nichols and Minerva J. Samuels (who was the second party in the deeds recorded in Deed Book P, pages 275 to 278, Bullitt County Court Clerk's Office,) are hereby warranted dto be the one and same person.

In consideration whereof witness the hands of the first parties this the 6th day of March 1926.
