This indenture made this 24th day of February in the year of our Lord 1802 between Matthew Walton of the County of Washington and State of Kentucky of the one part and William Shain of Bullitt County and State aforesaid of the other part.

Witnesseth that the said Matthew Walton for and in consideration of the sum of fifty pounds to him in hand paid, the receipt whereof is fully acknowledged, have granted, bargained and sold and by these presents do grant, bargain and sell unto him the said William Shain, his heirs and assigns one certain tract or parcel of land containing by survey 200 acres, be the same more or less, and lying in the County of Bullitt and state aforesaid on the waters of Crooked Creek, a part of survey in the name of said Walton and bounded as follows, to wit.

Beginning at Henry Simmons' corner white oak, thence with his line North 85° East 182 poles to a poplar and white oak, thence North 5° West 153 poles to a poplar and white oak, thence South 85° West 237 poles to four white oaks in Harrises [Harrison?] line, thence with said line South 25 East 163 poles to the beginning.

To have and to hold the said tract or parcel of land with its appurtenances and every benefit and privilege thereunto belonging or in any wise pertaining unto him the said William Shain, his heirs and assigns forever, and him the said Matthew Walton does for himself and his heirs warrant and forever defend the same from himself and all persons claiming by through or under him, but from the claims of no other person or persons whatever except on this express proviso that any prior or better claim appears and takes the land aforesaid the said Walton only binds himself to refund the consideration money without interest, and is liable to no other damage whatever, this being the express agreement between the parties.
